Using Smart Home Devices in Submetered Apartments

Smart home technology gives residents more control over their electricity use. In a submetered apartment, where you pay for what you use, this control translates directly into cost management. Here are practical ways to use smart devices effectively.

Smart thermostats (where your building allows them and your suite has individual temperature control) can automatically adjust heating and cooling based on your schedule. Setting the temperature lower when you are away or sleeping and comfortable when you are home can reduce the electricity used for space conditioning, which is often the largest single component of in-suite consumption.

Smart plugs let you monitor and control individual devices. Plug in your largest appliances (entertainment systems, window air conditioners, space heaters) to see exactly how much electricity each one uses. Many residents are surprised by the standby power consumption of devices that appear to be "off." Smart plugs can cut power completely when devices are not in use.

Energy monitoring devices that connect to your electrical panel (or plug into individual outlets) provide real-time consumption data. While your submetering bill shows monthly totals, a personal energy monitor shows you consumption in real time, making it easier to identify which activities and devices drive your electricity use.

Automated schedules are one of the most effective features of smart home devices. Setting your air conditioner to pre-cool before you arrive home (during off-peak TOU hours) rather than running it all day, scheduling laundry during off-peak periods, and automating lights to turn off when you leave can reduce consumption without requiring daily attention.

Start with one device and learn from the data before investing in a full smart home setup. A single smart plug on your largest energy-consuming device can provide valuable insights about your consumption patterns and help you decide where additional automation would be most beneficial.
