Overview

What Is Thermal Submetering

Thermal submetering measures the heating and cooling energy consumed by individual suites in buildings served by central HVAC systems. This enables fair, usage based billing instead of equal splits.

Measures individual heating and cooling
Works with HVAC, radiators, fan coils
Replaces equal split allocation
Also known as BTU or heat metering

Why It Matters

Key Benefits

Buildings with individual thermal metering often see more responsible energy use, which can help reduce overall HVAC costs. Residents gain direct visibility into heating and cooling consumption.

Visibility into heating costs

Reduces overall HVAC costs

Helps improve property NOI

Eliminates heating disputes

Encourages responsible usage

Supports sustainability targets

FAQ

Frequently Asked Questions

What types of heating systems can be sub metered?

Thermal submetering works with most central heating and cooling systems including hydronic (hot water) radiators, fan coil units, in floor radiant heating, and chilled water cooling systems. During our building assessment, we evaluate your specific system to recommend the best metering approach.

Is thermal submetering regulated like electricity submetering?

Thermal submetering is not regulated by the Ontario Energy Board in the same way as electricity submetering. However, Voltage Vision applies the same standards of accuracy, transparency, and fair billing to all our metering services. All thermal meters meet applicable Measurement Canada standards for billing accuracy.

Can thermal metering be added to existing buildings?

Yes. Thermal meters can be retrofitted into existing buildings with central heating or cooling systems. Installation is typically non invasive and can be completed with minimal disruption to residents. Our team assesses your building's mechanical systems to design an optimal metering solution.
